If your property budget falls between €500,000 and €1,000,000, you're well-positioned to find something special—though the market still demands strategic thinking.
I get asked this question constantly, usually by someone who's done their research online, seen that Biarritz is expensive, and wants to know whether their budget is realistic. The honest answer is: it
depends on what you're looking for — and in this market, being precise about your priorities matters more than almost anything else.
Here's what I tell people when they come in with a budget in this range.
At €500,000–€650,000
You're in the market, but you'll be making tradeoffs. At this level in Biarritz proper, you're typically looking at a well-located 2-bedroom apartment — 60 to 80 m² — in a good building. You might get a small terrace. Sea views at this price point are rare and highly competed for.
If space is the priority over location, this budget starts to open up once you move toward Anglet, Bidart, or the quieter residential neighborhoods like La Négresse or Aguilera. There, you can find houses with gardens, garages, and room to breathe — things that essentially don't exist in central Biarritz at this price.
At €650,000–€850,000
This is where the market gets interesting. You start finding 3-bedroom apartments in premium buildings — the kind with lifts, parking, and views that don't require compromise. In the right neighborhoods (around Les Halles, Saint-Charles, or near the Grand Plage), this budget can put you in something genuinely special.
For houses, you're now looking at well-maintained family homes in Anglet or Bidart, or something smaller but characterful in Biarritz itself. If you find a townhouse or duplex with outdoor space in the
city center in this range, move quickly. They don't last.
At €850,000–€1,000,000
Near the top of this range, the picture changes. You have real options. A large apartment with a sea view and full amenities, a contemporary villa in a residential neighborhood, or a beautifully renovated Basque house in the countryside 10 minutes from the beach — all become achievable.
What you still won't find easily, even at €1 million, is a large detached house with an ocean view in the center of Biarritz. Those start well above this range. And fully renovated Belle Époque properties — the ones that define the classic Biarritz look — typically command €1.5M and above.
The things that matter more than budget
In my experience, buyers who get the best outcomes in this range share a few habits. They're clear on what they won't compromise on — whether that's location, outdoor space, or light. They understand that the best properties at every price point sell fast, often without ever being publicly listed. And they've done the math on total acquisition costs, not just the purchase price (budget an additional 7–8% for notaire fees and related costs).
The Biarritz market rewards people who are prepared and can move decisively. If you're working with that kind of budget and you know what you want, the right property exists — it's just a matter of being positioned to see it before someone else does.
